HOA, Architectural Review & Permitting

Does Legacy Contracting Solutions handle the HOA approval process?

Yes. We specialize in navigating the complex Architectural Review Board (ARB) and HOA requirements for luxury communities throughout Palm Beach County. We provide the necessary technical drawings, material samples, and insurance documentation required to secure a quick approval for your roof or window project.

Which Palm Beach County communities do you specialize in?

We have extensive experience working with homeowners and HOAs in premier communities, including BallenIsles, PGA National, Mirasol, Ibis, Frenchman's Reserve, Old Marsh, Admiral's Cove, Palm Beach Polo & Country Club, Ironhorse, Evergrene, Jonathan's Landing, Avenir, Jupiter Country Club, and many more. We understand the specific aesthetic standards and wind-mitigation requirements unique to these neighborhoods.

What documentation do you provide for the HOA application?

For every project, we prepare a comprehensive "Approval Package" which includes:

  • Official material specifications (Tile, Metal, or Shingle).

  • Proof of $2M+ General Liability and Workers' Comp insurance.

  • Florida Product Approval numbers for high-impact resistance.

  • A detailed project timeline and site management plan.

Do you handle the city and county permitting as well?

Absolutely. Beyond the HOA, we manage the entire permitting process with local municipalities like Palm Beach Gardens, Jupiter, and Boca Raton. Our goal is to ensure your project is 100% compliant with Florida Building Codes without you ever having to stand in line at a building department.

Why is Legacy the preferred choice for HOA-governed homes?

With over 20 years of experience in South Florida, we know that "big houses" require a higher level of detail. We don’t just install a roof; we manage the aesthetics and structural integrity to ensure your home’s value and curb appeal are preserved according to your community’s standards.

Tile Roofing

Why are you still hot mopping to seal tile roofs?

We still use the hot mop method because, simply put, it remains the best way to insure a waterproof seal for your roof.

The protective roofing material is delivered in tight rolls. If we just tried to unroll it, it would naturally try to curl back up (it has a strong "memory" from being rolled up for months).

The genius of hot mopping is that the heat from the liquid asphalt relaxes the material. This allows the membrane to lie perfectly flat, without any tension or fighting. Other methods often involve contractors trying to stretch or secure material that is trying to curl, and sometimes they lose that fight, leaving small bubbles or weak spots.

With hot mopping, we eliminate that risk, ensuring the material bonds completely and perfectly flat—that means maximum protection for your home.

Why is Hot Mop Modified roofing still the best choice for waterproofing a tile roof?

The goal of any roof is to be perfectly watertight, and hot mopping gives us the highest certainty of achieving that.

The protective roofing underlayment/material is shipped/delivered in tight rolls. When the material is unrolled, it naturally tries to curl back up (it has a strong "memory" from being rolled up for months).

If the material doesn't lay completely flat, it can create areas of stress or small gaps for water intrusion.

The genius of hot mopping is that the heat from the liquid asphalt relaxes the material. This allows the membrane to lie perfectly flat, without any tension or fighting.

The hot asphalt we apply serves two critical functions:

  1. It acts as a powerful, seamless adhesive.

  2. The heat relaxes the curled material, forcing it to lay flat and bond instantly and completely with the 30 lb felt that we install on the roof deck.

In short: Hot mopping makes the material stop fighting us. It ensures a smooth, fully adhered surface every time, eliminating the worry of leaks that can happen with methods like “Peel N’ Stick” that rely on fighting the material's natural curl. We believe your home's protection is worth the extra step.

What is the difference between a 'Peel & Stick' underlayment and the Legacy Hot Mop process?

While many contractors use a single-layer "Peel & Stick" underlayment, it can often struggle to bond perfectly flat over large surfaces, potentially leaving microscopic gaps.

At Legacy Contracting Solutions, we refuse to take that shortcut. We utilize a traditional, high-performance Hot Mop process. By fusing two distinct layers of protection with hot asphalt, we ensure the underlayment lies perfectly flat every time. This creates a seamless, "monolithic" watertight seal that is far superior for long-term protection against the South Florida elements.

How many underlayment layers are used to “dry-in” a tile roof?

We utilize a dual-layer protection system for every tile roof installation. This process features two heavy-duty layers: an initial 30 lb. high-performance felt followed by a premium SBS Modified Bitumen cap sheet. To ensure an impenetrable seal, we apply hot asphalt between these layers. This creates a thick, multi-stage moisture barrier that acts as your home's secondary line of defense against driving rain and high humidity.

What materials are used in roof tiles?

In South Florida, high-performance concrete roof tiles are the industry standard due to their exceptional durability and wind resistance. While clay and synthetic (composite) tiles are also available for specific architectural styles, concrete remains the most sought-after option for its ability to withstand the salt air and thermal expansion common in coastal environments. At Legacy Contracting Solutions, we source premium tiles that offer a perfect balance of structural integrity and Mediterranean-inspired curb appeal.

What is the difference between concrete and premium clay roof tiles?

While high-grade concrete tiles are the standard for South Florida durability, authentic clay tiling is the ultimate choice for the discerning homeowner. Clay is the gold standard of roofing—not only for its timeless, Mediterranean aesthetic that never fades but for its incredible longevity.

Naturally kiln-fired, clay tiles are virtually impervious to the elements, offering superior thermal properties and a lifespan that can easily double that of traditional materials. For those looking to make a long-term investment in their estate’s architectural legacy, premium clay provides a level of sophistication, class, and permanent beauty that simply cannot be replicated.

Which manufacturers and materials do you use for tile roof replacements?

At Legacy, we believe that a premium roof requires premium components. For our tiles, we partner with industry leaders like Eagle Roofing Products, Westlake Royal, Verea, and Crown to offer our clients an extensive selection of concrete and clay profiles.

However, the most critical part of your roof is the 'dry-in' system underneath. We utilize high-performance underlayments from CertainTeed, ensuring a redundant, multi-layered barrier against moisture. Because we have established relationships with multiple top-tier suppliers like ABC Supply Co., we can source the exact style, color, and weight requirements needed to match your home’s architectural aesthetic and meet strict HOA guidelines.

How does Legacy Contracting Solutions secure tiles to the roof for maximum wind resistance?

We utilize a strategic, high-performance fastening system designed to exceed Florida’s strictest building codes. For the majority of your roof, we use mechanical Quick Drive screws to securely anchor each tile directly to the deck.

However, for the most vulnerable areas—the hips and ridges—we utilize a professional-grade roof tile foam adhesive instead of screws. By using foam in these specific locations, we create a powerful, airtight bond that prevents wind uplift without creating unnecessary penetrations in the critical hip and ridge lines. This 'no-leak' engineering approach ensures your roof is both structurally superior and watertight during South Florida’s most severe weather events.

General

How do I know if Legacy Contracting Solutions needs to replace my roof?

Determining if you need a new roof depends on several factors, primarily age, condition, and storm history. If your roof is over 20 years old, it has likely reached the end of its functional life in the South Florida climate and should be evaluated. Other warning signs include recurring leaks, missing tiles, or significant granule loss on shingles.

However, the most accurate way to know for sure is to have one of our specialists perform a comprehensive on-site inspection. We will assess the structural integrity, check for hidden storm damage, and let you know if a repair is sufficient or if a full replacement is the most cost-effective long-term solution for your home’s protection.

Is Legacy Contracting Solutions an approved contractor for the My Safe Florida Home (MSFH) Program?

Yes. Legacy Contracting Solutions fully meets all state requirements for the My Safe Florida Home (MSFH) Program. We have extensive experience helping homeowners navigate the process, from the initial wind mitigation inspection to the final grant reimbursement.

To date, many of our clients in Palm Beach County have successfully utilized MSFH grants to offset the cost of their impact window installations and roof replacements. We provide the specific, detailed documentation and 'MSFH-approved' invoicing required to ensure your grant application is processed smoothly and you receive your maximum reimbursement from the state.

How long has Legacy Contracting Solutions been serving South Florida?

Legacy Contracting Solutions has been a staple in the South Florida community since 2007. With nearly 20 years of continuous operation, we have built a reputation for stability, integrity, and expert craftsmanship. Unlike 'storm chasers' who appear after a hurricane and disappear shortly after, our longevity is a testament to our commitment to our clients. When you choose Legacy, you are choosing a partner that will be here to stand behind our warranties and support your home for decades to come.

Where is Legacy Contracting Solutions based?

Legacy Contracting Solutions is proudly headquartered in West Palm Beach, Florida. Our central location near Riviera Beach (conveniently located off Garden Road) allows us to provide responsive, high-touch service to our clients throughout Northern Palm Beach County.

Being a locally owned and operated company means we aren't just working in these neighborhoods—we live here too. Our local roots give us an intimate understanding of the specific weather patterns, building codes, and municipal permitting processes unique to the Palm Beach area. When you partner with Legacy, you're working with a neighbor who is committed to the long-term resilience of our community.

What areas does Legacy Contracting Solutions service?

We proudly serve homeowners throughout Palm Beach County and Martin County. Our primary service window extends from Stuart in the north down to Boca Raton in the south, covering the entire coastal and inland corridor.

We have extensive experience working within the strict architectural guidelines of South Florida’s premier gated communities. Whether you are in a beachfront estate in Jupiter, a golf community like PGA National or Frenchman's Reserve, or a luxury residence in Palm Beach Gardens, our team is fully equipped to handle your roofing and impact window needs with local expertise.

Does Legacy Contracting Solutions use subcontractors for roofing projects?

No. At Legacy Contracting Solutions, we believe that quality control is non-negotiable. All of our roofing crews are full-time, in-house Legacy employees.

By utilizing our own dedicated teams rather than rotating subcontractors, we ensure that every 'Legacy Standard' protocol—from our meticulous hot-mop dry-in to our daily job site cleanups—is followed to the letter. This allows us to maintain total accountability for the safety, craftsmanship, and integrity of your home’s new roof. When we are on your property, you are being served by Legacy professionals, not third-party laborers.

What is the typical timeline for a roof replacement?

For most residential projects, we typically complete the tear-off, wood replacement, and full dry-in (underlayment installation) within 5 business days. Our specialized tear-off crews work with surgical efficiency to remove the old materials, followed immediately by our dry-in team to secure your home and ensure it is 100% watertight.

The total project timeline generally spans about one to two weeks, though this can vary based on the size of the home, the specific roofing material (such as custom tile, standing seam metal, or shingles), and the timing of municipal inspections. We prioritize a 'clean-as-we-go' philosophy to ensure your property remains pristine throughout the process. For a precise timeline tailored to your specific home and HOA requirements, contact us for a comprehensive consultation.

What types of roofing systems does Legacy Contracting Solutions install?

We specialize in high-performance roofing systems tailored for the South Florida climate, specifically Tile, Metal, and Asphalt Shingle roofs. Whether you are looking for the timeless aesthetic of concrete or clay tile, the modern durability of standing seam metal, or the cost-effective reliability of architectural shingles, our team delivers the 'Legacy Standard' of installation.

Additionally, we are fully equipped to handle Flat Roof systems (such as TPO or modified bitumen), which are often found on balconies, porches, or home extensions. By specializing in these core materials, we ensure that every project—from luxury estates in BallenIsles to coastal residences in Jupiter—receives a roof engineered for maximum wind resistance and curb appeal.

Does Legacy Contracting Solutions provide services beyond roofing?

Yes. In addition to our premier roofing services, Legacy is a state-certified specialist in Impact Windows and Doors. We provide comprehensive 'home hardening' solutions designed to protect your entire building envelope from hurricanes and intruders.

Whether you are looking to replace a single entry door or upgrade every window in your home to high-performance, energy-efficient impact glass, our team provides the same 'No Shortcuts' craftsmanship we are known for in roofing. We handle the entire process—including the technical HOA architectural approvals and municipal permitting—to ensure a seamless upgrade. Contact us today for a comprehensive home protection estimate covering both your roof and your impact glass needs.

Does Legacy Contracting Solutions install gutters and downspouts?

Yes, we provide seamless gutter and downspout installation as a core component of our full roof replacement packages. At Legacy, we believe a new roofing system is only as good as its drainage. By including high-quality gutters and downspouts with every new roof, we ensure that water is properly diverted away from your home’s foundation and landscaping, protecting your investment from the ground up.

Please note that we specialize in integrated roofing and drainage systems; therefore, we do not offer standalone gutter installation or repair services apart from a full roof replacement. This focus allows us to maintain the highest standards of quality and coordination for our comprehensive roofing projects.

Insurance

What is roof-to-wall strapping, and how do I read my Wind Mitigation Report?

Roof-to-wall attachment refers to the metal connectors (clips or straps) that anchor your roof's trusses or rafters to the wall of your home. This is the most important factor in your home's 'wind uplift' rating.

According to Florida Wind Mitigation standards, your attachment will fall into one of four categories:

  1. Toe Nails: Nails driven at an angle (the weakest connection).

  2. Clips: Metal connectors that do not wrap over the top of the truss.

  3. Single Wraps: A metal strap that wraps over the top of the truss with a minimum of 3 nails.

  4. Double Wraps: Two separate straps or a single strap secured on both sides (the gold standard for insurance credits).

Knowing your category is the first step in understanding if your home is properly protected and if you are eligible for insurance discounts.

Does Legacy Contracting Solutions provide roof-to-wall strapping upgrades?

Yes. If your Wind Mitigation Report identifies your connections as 'Toe Nails' or 'Clips,' Legacy is fully qualified to perform the necessary structural upgrades to reach 'Single' or 'Double Wrap' status.

Because this is a technical structural project, it requires a specialized crew, specific municipal permitting, and a certified engineering report. We perform these upgrades specifically when a homeowner's inspection report indicates a deficiency that is preventing them from receiving maximum insurance credits. Our team is highly experienced in this 'home hardening' process, ensuring your roof meets the highest safety standards.

Can Legacy Contracting Solutions help me qualify for the "My Safe Florida Home" (MSFH) grant?

We provide the specific, detailed documentation and 'MSFH-approved' invoicing required to ensure your grant application is processed smoothly. Our goal is to make the reimbursement process seamless because we aren't just performing a service—we are protecting your home and preserving your legacy.
