The LEGACY Tile Roof Replacement Process​

Legacy Contracting Solutions, Inc. was created nearly 20 years ago by two college roommates who saw a better way to replace roofs. From the way the company is run, to its roof replacement process, LEGACY delivers the best experience in South Florida.

 

What do we mean by the way the company is run? Legacy is run like a Fortune 500 company. All Legacy employees play a specific role, doing jobs they are precisely qualified for. Now that you have a better understanding of how Legacy runs as a company; how do we put your roof together? We put your roof together with a superior process, and you’ll see why. We use 4 main steps to complete this industry best practices process.

 

Step 1: Tear off.

 

This is when we begin your project. During the tear off step, we come to your home and remove all the tile from your roof as well as all the old underlayment. This allows us to get to the deck of your roof (plywood), the fascia and flashings. Then we can see what plywood, fascia and flashing is compromised and in need of replacement. After replacing any compromised materials, we apply the first layer of underlayment, which is 30 lb. felt. Once this is completed, step 1 is done.

 

Step 2: Hot Mop/2nd Underlayment.

 

This is when we apply a mop with hot tar/asphalt (“hot mop”) to the first underlayment. This is immediately followed by the placement of your 2nd layer of underlayment – modified bitumen. Modified bitumen is the strongest material you can use on your roof. As an example of its strength, modified bitumen is reliably used on flat roofs everywhere without putting anything else on top of it. Modified bitumen can stay on your roof without any tile indefinitely. Once the modified bitumen has been completely installed on top of the hot mop, your roof is now sealed and is watertight.We are asked, “why hot mop over peel and stick”? The simple answer is that hot mop is the best way to seal your roof. Let me illustrate:

 

Roofing material has memory – it has been rolled up for several months, making its way from the factory, to distribution, to your roof. So, when we roll this material out on your roof, what does it want to do? That’s right, it wants to roll back up. When peel and stick is unrolled, it’s fighting that memory in an effort to achieve a perfect seal. Sometimes it works, other times it doesn’t. It’s a gamble.

 

When we use the hot mop approach, it does not have to fight against the memory of the material. Why? Because we heat the tar/asphalt to 475 degrees and after we hot mop on the 30 lb. felt, we immediately lay the second layer of underlayment, which is modified bitumen. When the 2nd underlayment comes in contact with heat, it relaxes, erasing the memory so it forgets it was ever rolled up. We are not fighting any memory in this case. It’s not a gamble if it’s a perfect seal. Another thing to consider is that peel and stick is either applied directly to the deck or over 30 lb. felt. Direct to deck is single layer instead of double layer – two layers is a safer bet than one. And the problem with installing peel and stick over 30 lb. felt is that the adhesive in the peel and stick doesn’t adhere well to the felt because it contains asphalt, which is slippery.

 

Step 3: Tile Install.

 

After your roof has been sealed and is watertight with your new underlayment, we install your tiles. The technical expertise of our tile installers is the best in the industry. Their work ethic is impeccable, always aware that this is the final finish you will be seeing for the lifespan of your roof.

 

Step 4: Install Gutters/Downspouts and Clean Up.

 

The last step is getting your gutters and downspouts. Upon completion, we do a thorough job of cleaning up. We will do a walk through with you, making sure everything has been completed to the highest standards and to your satisfaction.
