Re-roofing is a terrific opportunity to increase the energy efficiency of a building!

In this case we were able to add tapered insulation (which also helps direct water off the roof) and then install reflective "cool" roofing materials which qualifies for Energy Star and meets the US Green Building Council's LEED requirements (LEED EB 2.0 Credit 6.2 - Heat Island Reduction: Roof, LEED NC 2.2 SS Credit 7.2 - Heat Island Reduction: Roof).

After carefully evaluating the structure's condition and layout, we advised the owner that a Reflective Single-Ply TPO Cool Roof installation would be a perfect solution for the first commercial office building's flat roof while the other was a better candidate for a Reflective Modified Bitumen Cool Roof installation for the second commercial flat roof replacement since it had many more details like vents, stacks, Roof-Mounted Air Conditioning Units, as well as a variable height parapet wall surrounding it.

Due to long-term leaking we also had to do some structural shoring, stucco patching, and installation of coping metal to keep water out of the wall, as well as installing sloped insulation to direct drainage towards the brand new scuppers we installed.

Legacy Contracting Solutions completed for me in July 2008 a commercial flat roof replacement/rehabilitation including partial truss reconstruction for two commercial office structures in Stuart, Florida. The work took approximately two weeks and cost roughly $60,000. This was a nine bay two building structure which was 100% occupied at the time of construction.

During the bid process, Legacy clearly distinguished themselves by acting professionally, timely and creatively to provide solutions for the 35 plus year old structures. During contract negotiations Legacy employed value engineering to ensure the buildings would have the finest result for the project's budget.

The execution of the work was also totally professional. They were responsive to site conditions, they kept me informed of their progress, and even interacted with my tenants who also provided me with positive feedback about Legacy's on-site performance.

This project was also particularly challenging due to the age of the structures and the various modifications performed to the buildings over the years. Even though not all challenges were readily identifiable at the start of construction, Legacy dealt with all issues and completed the project within budget.
